Commercial Building Property Manager – New York, NY

NYC Real Estate Developer TF Cornerstone is looking for a Commercial Building Property Manager to oversee operations and interior construction of 3 NYC Class A buildings. The Commercial Building Property Manager will have 5+ years' experience in commercial building applications (HVAC, electrical, plumbing etc.), and be comfortable in a fast paced environment that requires daily, on-site assessment of mechanical equipment at commercial high-rise office buildings.

Commercial Building Property Manager Responsibilities

  • Effectively manage on-site engineering staff during portfolio-wide base building mechanical/HVAC systems maintenance
  • Act as Project Manager, overseeing extraordinary repairs, capital projects and local law tracking
  • Lead vendor contract, energy management, plant operations, and construction/alteration project administration
  • Monitor security, fire and safety equipment
  • Assist with budgeting, forecasting and variance reporting
  • Review and approve equipment and services purchasing

Commercial Building Property Manager Requirements 

The Commercial Building Property Manager shall maintain a high level of efficiency developing and completing multiple projects and tasks as assigned. The successful candidate will possess excellent organization and interpersonal skills to effectively communicate with building union and non-union personnel, contractors, ownership and commercial office/retail tenants. 

  • 4-year degree preferred
  • NYC HVAC license
  • 5+ years' experience in property management, or as a commercial high-rise office building HVAC engineer
  • Experience analyzing construction plans, budgets, bid analysis and basic knowledge of lease documents
  • Proficient at interpreting blueprints
  • Knowledge of HVAC, plumbing and electrical applications

Assistant Project Manager – Construction – New York, NY

NYC Real Estate Developer TF Cornerstone is looking for an Assistant Project Manager with at least 4 year's experience to join its project management team, which oversees the design and construction of high rise, luxury, residential towers.

Assistant Project Manager Responsibilities 

Under the direction of the Senior Project Manager:

  • Assist in preparation of bid packages for selected trades
  • Obtain and analyze bids
  • Prepare bid comparison sheets to confirm that bids meet requirements
  • Distribute drawings and revisions to appropriate trades
  • Manage the shop drawing process, from review, tracking, expediting through to distribution
  • Participate in project trade coordination and attend MEP coordination meetings
  • Assist in the development of site logistic and safety plans

Luxury Residential Amenity/Health Club Manager - New York, NY

NYC Real Estate Developer TF Cornerstone is looking for an experienced Health Club Manager for a 50,000 ft2 indoor/outdoor amenity facility. The ideal candidate will possess excellent organizational, management and communication skills. The Manager must be able an to perform effectively in a fast-paced environment and have a flexible schedule that allows for weekend day and/or evening work.
 
Primary responsibilities include the training of existing building staff and new hires, member relations management, and the supervision of day-to-day operations
 

Luxury Residential Amenity/Health Club Manager Responsibilities

Health Club Management and Maintenance  

  • Ensure that the health club delivers a high quality fitness/recreational experience to all members
  • Oversee the safety and cleanliness of the facility and its amenities

Fitness Center Management

  • Effectively ensure that all fitness equipment is working properly to reduce member and staff injury and limit liability on behalf of the health club
  • Help coordinate repair and/or replacement of defective equipment
  • Be knowledgeable of equipment warranty details

Staff Management

  • Manage the success and quality of work of the facility's staff
  • Help to ensure that all staff members are adequately trained, fulfilling duties on a daily basis, working as a team, and maintaining a safe work environment. This can include a wide range of employees, such as personal trainers and front desk clerks

Administrative Duties

  • Updating and monthly accounting of paperwork for fitness center and all other amenities
  • Managing membership paperwork and logs and records to match Leasing Office on an ongoing basis
  • Processing new memberships and verifying existing memberships
  • Handling lounge and special event reservations and coordinating special event arrangements
  • Assisting with the ordering and tracking of necessary support supplies
  • Processing payroll of staff; managing notices and signage
  • Reporting any fitness center equipment and public spaces damages
  • Approving special requests

Customer Service

  • Ensuring that members are satisfied with their health club experience 
  • Enforcing rules and regulations
  • Work with staff and health club ownership to resolve issues raised by members
  • Book tours for individuals interested in signing up for the gym

Gym Maintenance

  • Overseeing the safety and cleanliness of the facilities
  • Delegate cleaning duties to his or her maintenance personnel and other gym staff

Luxury Residential Amenity/Health Club Manager Requirements

  • Must have at least five (5) years’ experience in fitness management or hospitality management
  • Strong supervisory skills
  • Ability to speak and write clearly
  • Strong attention to detail
  • Superior organizational and customer service skills

Assistant Property Manager - Retail Responsibilities

The Assistant Property Manager (APM) will assist the Director of Retail Management and the Retail Property Manager in overseeing multiple retail rental properties in NYC, including lease compliance, building maintenance, and operating procedures.   The APM’s responsibilities include: 
  • Printing DOB permits
  • Printing utility bills and processing
  • Sending general notices to Retail Tenants
  • COI's for vendors
  • Coordinating tenant move-ins and move-outs.
  • Enforcing lease obligations for both Landlord and Tenant. 
  • Addressing tenant complaints and concerns.
  • Negotiating vendor contracts.
  • Coordinating repair and maintenance projects.
  • Assisting in the annual budget process.
  • Maintaining accurate tenant records. 
  • Monitoring and managing tenant insurance certificates.

Assistant Property Manager - Retail Requirements

The APM must be able to manage multiple projects independently to completion.  Some projects may be technical in nature and will require the APM to work with other departments to complete.   The APM will report to the Director of Retail Management.
 
The APM should have the following qualifications:
  • Degree from a 4 year college majoring in a Real Estate Management, Architecture/Engineering, Construction, Urban Planning, Business Management or related field.  Graduation with superior grades.  
  • 3 years of full time work experience in Property Management.  Experience in Architecture/Engineering or Construction is a bonus.
  • Strong organizational skills, analytical skills, verbal & written skills, interpersonal abilities, assertive and highly motivated.
  • Must demonstrate examples of projects and written skills.
  • Proficiency with computers using spreadsheet and word programs.
  • Additional skills and/or experience in personnel management blueprint reading (architectural/mechanical), drafting & space planning and project management are preferable.

The Leasing Specialist role is strictly administrative and does not have any commission earning potential.

Leasing Specialist Responsibilities
