One of the most desirable parts of Lower Manhattan, the West Village is a truly charming section of the City, stretching between Houston Street and 15th Street, from the Hudson River to Seventh Avenue. The sun shines brighter here since the buildings are shorter than in the rest of Manhattan and there’s no better place to enjoy it than at The High Line, a raised landscaped art, culture, dining park area connecting Gansevoort Street to 20th Street.
Now with Citi Bike, more residents can take advantage of bicycle and pedestrian paths to tennis and soccer fields, batting cages, children's playground, dog run, recreational piers, and many other park features at Hudson River Park.
Perhaps the best part of the West Village is how easy it is stroll around and get lost in hidden courtyards and small gardens nestled between townhouses. The tree-lined, informal street layout here gives it a small European city feel.

Can I use a guarantor?
Yes, guarantors must document annual income equal to 75 times the monthly rent. Additional security may be required for guarantors that do not reside in the tri-state area.
How much is the security deposit?
One month’s rent is the standard deposit. Additional security may be required under certain circumstances.
How long does it take to process an application?
An application can be approved and processed within a few hours providing the applicant has the required documentation.
What documentation is required?
- A completed TF Cornerstone application
- $100 for each applicant and guarantor payable online or via check to TF Cornerstone
- A complete copy of a recent bank statement
- A copy of photo ID
- An employment verification letter, or three consecutive pay stubs
- A landlord reference letter
- In some cases, Income Tax returns may be requested
What form of payment do you accept at the lease signing?
We accept payments online for first month’s rent and the required security deposit. You can pay using either an ACH transfer (no fee) or a credit card (fees apply).
How can I see an apartment or building?
We have on-site leasing offices at each of our rental properties. Contact the building directly and schedule an appointment or just drop in. One of the agents will be delighted to give you a tour of their building, the common areas and the apartments that are available. They can help you get to know the neighborhood, figure out how to layout your apartment and guide you through the application process.
What income do I need to qualify?
Tenants are required to have an annual income equal to 45 times the monthly rent. If the rent is $2,000 a month, an applicant must document no less then $90,000 (45 x $2,000). If the apartment is to be shared, the sum of all applicants’ income will be considered.
