Chelsea is a culturally advanced, premiere neighborhood of New York City that spans from West 15th Street to West 34th Street, between Fifth Avenue and the Hudson River. The neighborhood is alive with vibrant attractions for college aged and young professional singles, couples and families due to its thriving art scene and high-end boutiques.

Chelsea started transforming into a creative hotbed when art and design studios and galleries relocated from SoHo to the neighborhood in its revival stage. Now you can browse over 350 art galleries and some incredible artists rooted in the area.

Along with the influx of art and creativity came the residential and retail development boom. Buildings were transformed into luxury rental complexes, auto-shops became art galleries and trend-setting boutiques and restaurants moved in to cater to the blossoming neighborhood.

Hudson River Park runs along the western edge of the neighborhood providing an incredible amount of recreational and entertainment activities. How can I see an apartment or building?

We have on-site leasing offices at each of our rental properties. Contact the building directly and schedule an appointment or just drop in. One of the agents will be delighted to give you a tour of their building, the common areas and the apartments that are available. They can help you get to know the neighborhood, figure out how to layout your apartment and guide you through the application process.

What income do I need to qualify?

Tenants are required to have an annual income equal to 45 times the monthly rent. If the rent is $2,000 a month, an applicant must document no less then $90,000 (45 x $2,000). If the apartment is to be shared, the sum of all applicants’ income will be considered.

Can I use a guarantor?

Yes, guarantors must document annual income equal to 75 times the monthly rent. Additional security may be required for guarantors that do not reside in the tri-state area.

How much is the security deposit?

One month’s rent is the standard deposit. Additional security may be required under certain circumstances.

How long does it take to process an application?

An application can be approved and processed within a few hours providing the applicant has the required documentation.

What documentation is required?

  • A completed TF Cornerstone application
  • $100 for each applicant and guarantor payable online or via check to TF Cornerstone
  • A complete copy of a recent bank statement
  • A copy of photo ID
  • An employment verification letter, or three consecutive pay stubs
  • A landlord reference letter

  • In some cases, Income Tax returns may be requested

What form of payment do you accept at the lease signing?

We accept payments online for first month’s rent and the required security deposit.  You can pay using either an ACH transfer (no fee) or a credit card (fees apply).
